Home sellers should prepare for the likelihood of a home inspection in advance. Moreover, getting ready your house ready for a home inspection helps to prevent delays and can prevent surprises. Also, a seller doesn’t need a home inspector breaking fixtures or cause damage because the seller was ill-prepared.
In South Africa, the seller is required by law to providefull disclosure of the condition of the property. However, the buyer usually pays for his or her home inspection.
Whether you’ve decided to produce a seller’s home inspection report for buyers or expecting the buyer’s home inspector to show up for a buyers inspection, the best thing is to be well prepared.
1) Clean the house and swimming pool
You should always try to create a good first impression. Notably, clean homes and pools are an indication of how you maintain the house and property.
Don’t underestimate the importance of making a good impression. Don’t make the mistake of thinking inspectors see past stuff.
2)The Inspector will be on time
You can expect the home inspector to be on time. Therefore, if an inspector makes an appointment with you for 9:30 am, have the house ready for inspection at 9 am.
I posted on my blog, in November last year, about damp walls that arise as a result not having gutters on your home to control the flow of rainwater off your roof.
On Saturday I inspected a four-year-old property that had a
one tile overhang on the roof, no gutters but had paving surrounding the house.
However, the external walls of the house were in a desperate state because of the three most destructive mistakes architects, developers, builders and homeowners make!
As a result, I’m going to repeat part of the issues mentioned in my blog again!
Damp walls caused by no gutters
Gutters collect the rainwater runoff from the roof, discharging it into downpipes which conveys the rainwater away from the house in a controlled manner. In addition, they also protect the timber roof structure at the eaves of the house. Furthermore, gutters protect the exterior walls, windows and doors of the house and its foundation from damp and potential damage.
The splashing up against the walls was the most serious cause of the penetrating damp on the walls of the house. Moreover, the crazing cracking (spiderweb-like fine cracking) in the plasterwork was the main indicator of the penetrating damp caused splashing up of rainwater. No cracking was observed higher up on the walls.
Even if your house has a reduced overhang at the eaves, gutters will still provide the required protection against heavy rain and wind storms your house may be subjected to.
Insufficient roof overhang at the eaves
Roofs with no gutters which have a two-tile
overhang (600mm in the case of a metal roof) or less will allow water to pour
from the roof close to the walls, windows and doors and the foundation.

Moreover, Gutters are often overlooked when cleaning up the outside of a home because you can’t see them from ground level. But rest assured it will make a big difference.
Any Necessary Repairs
Repairs can easily be completed in the span of a weekend. In addition, to ensure that there are no visible red flags, have a walkthrough or seller’s inspection. This will pinpoint any areas that need to be worked on prior to selling the home. Things that may be simply annoying to you might be deal-breakers for a buyer. In particular, leaky taps, mould damage, or a faulty light switch could be the difference between that SOLD sign and spending weeks or even months languishing on the market.
When Estate Agents Should Insist On An Independent Inspection
The EAAB (Estate Agents Affairs Board) encourages buyers to have a home inspection. However, which buyer ever reads the articles on the EAAB’s website? Maybe estate agents read the articles and the EAAB encourages estate agents to advise buyers to have an independent property inspection?
Most estate agents prefer not to have an independent property inspection, mostly because of concerns over defects that may make the sale fall through and because of the cost involved.
Estate agents should know better! Insisting on an independent property inspection may save the agent from strained relationships with both sellers and buyers. Furthermore, an independent inspection will prevent damage to their reputation or possibly even costly liability later on, should problems occur with the condition of the property.
An independent home or property inspection doesn’t kill a deal by forcing sellers to disclose defects that they wouldn’t otherwise have known about. Any defect that is serious enough to kill a real estate transaction is best discovered before it can kill the deal or result in litigation at a later stage.
A new way to “protect” home buyers and enrich insurance companies is available in South Africa in the form of a “home warranty”!
The “Voetstoots Clause”
Thousands of homes are sold without any guarantee that the homes are free of defects. These homes are all older homes sold with the “voetstoots” clause in the “offer to purchase”. The Consumer Protection Act does not protect you, the buyer, in this case. Selling his home is not the seller’s normal course of business.
The seller’s disclosure is required to declare all known defects. Can you trust that document?
I would not!
You have to prove that the seller was aware of the defects and did not disclose them!
The defects could be maintenance issues or latent defects that the seller knows about, but that is hidden from view. Such defects can cost a lot of money to fix. Furthermore, the legal process is expensive and frustrating if there’s any doubt that the seller did not disclose known defects.
About the home warranty
An insurance company is offering a “home warranty” to protect you from issues and defects for a two year period. In addition, the premiums are determined on an individual basis according to the insurer. However, the cost of this home warranty apparently ranges from R12,000 for a one million Rand home to R28,000.00 for a five million Rand home!
The seller can include the cover as a feature of the sale, or the buyer may insist upon the home warranty as a condition of the sale. In both cases, payment for the warranty forms part of the offer to purchase.
There are costs like certificates of compliance, levies and rates clearances, bond cancellation fees and the estate agent’s commission on the sale that all come off the selling price. Then there are the costs the seller has of buying a new property and moving to it as well!
I can only wonder how many sellers will want to cough up such a large amount of money?
